Why Richmond brick needs a real mason

Richmond is a brick city. Thousands of local homes — from the Fan to Church Hill to Henrico's older neighborhoods — were built with brick and lime-based mortar that is now 50 to 100+ years old. That brick is durable, but the mortar between it wears out first. That's normal and fixable.

Here's the part many homeowners don't hear: old brick must be repointed with the right mortar. Modern portland cement mortar is harder than historic brick. Use it on an old wall and the brick itself starts to crack and spall, because the wall can no longer flex with Virginia's freeze-thaw cycles. A proper restoration matches the original mortar's strength and color. It costs the same to do right — it just requires knowing the difference.

What is repointing?

Repointing is removing damaged mortar from the joints between bricks and replacing it with fresh mortar. It stops water from getting into the wall and restores the structure's strength. Most brick homes need it every 25–50 years.

How much does masonry work cost?

It depends on the job. Small repairs may run a few hundred dollars. Chimney rebuilds, large repointing jobs, and new construction run more. You get a free estimate with a firm price before any work begins — no surprises.

Are you licensed and insured?

Yes. Mullaney Masonry LLC holds a Virginia Class A contractor license and carries full insurance. Class A is the top of the three Virginia classifications — B and C are capped by project value, Class A is not — so there is no job too large. Your property is protected on every job.

Do you repair or rebuild chimneys?

Yes. Chimney work is one of our most common jobs in Richmond — repointing crumbling mortar, rebuilding the crown and the top courses that take the most weather, replacing spalled brick, and full rebuilds when a chimney is past saving. Tuckpointing vs. repointing — what's the difference?

For most homeowners they mean the same thing: grinding out old, failing mortar and packing in fresh so the joint is weather-tight again. (Strictly, tuckpointing is a decorative two-color finish and repointing is the structural repair.) Either way, the mortar is matched to your existing brick in strength and color.

How long does a brick patio take to build?

Most residential brick or paver patios take a few days to about a week, depending on size, base prep, and the pattern. A properly compacted base is what makes a patio last, so that step is never rushed. You get a firm timeline with your free estimate.

What's the white staining on my brick?

That white powder is efflorescence — mineral salts left behind when water moves through masonry and evaporates. It's usually cosmetic, but it also signals that water is getting in somewhere. We can clean it and, more importantly, find and fix the source so it doesn't keep coming back.
